The Modern Farmhouse is a thoughtfully designed three-bedroom, two-and-a-half-bath custom residence built on a prominent corner lot in Larkfield following the 2017 Tubbs Fire.

The home was designed around an open-concept layout that balances spacious gathering areas with intimate living spaces. Landscape design and outdoor living were integrated directly into the project from the beginning, resulting in a seamless connection between interior architecture and the surrounding property.

The final result is a refined modern farmhouse that feels open, welcoming, and intentionally crafted for everyday living and entertaining.

02 — Client Vision

The goal was to create a modern farmhouse-inspired home that felt both expansive and comfortable. The design focused on maintaining openness between the kitchen, living areas, and outdoor spaces while still offering defined places to retreat.

A dedicated home office positioned adjacent to the main living areas allowed work-from-home functionality without feeling disconnected from family life.

The home was also designed for entertaining, with strong indoor-outdoor flow, generous gathering spaces, and a luxurious primary suite. Special attention was given to the primary bathroom, where layout, fixtures, and materials were carefully selected to create a spacious and spa-like retreat.

03 — Site & Jurisdiction

Situated on a highly visible corner lot, the home required architectural interest from multiple vantage points. To address this, the design introduced a staggered gable roofline, creating stacked and stepped forms that give dimension and visual interest to the side elevation—an area that often lacks architectural presence.

Because the home qualified as a fire rebuild, the permitting process was expedited and permit fees were reduced. The property’s connection to the city sewer system also eliminated the need for a septic field, freeing valuable backyard space for outdoor living features that otherwise would not have been possible.

The home blends farmhouse inspiration with elevated materials and architectural details:

  • Staggered and stacked gable roofline creating architectural depth

  • 4′ x 10′ White Bird Woods pivot front door creating a dramatic entry

  • La Cantina sliding doors enhancing indoor-outdoor connectivity

  • Sand-and-finish hardwood floors throughout main living areas

  • Premium plumbing fixtures, including Waterworks selections

Outdoor Living Features

  • Extensive flatwork designed for entertaining

  • Built-in granite-topped fire pit with custom wood benches seating up to 12

  • Covered patio with integrated hot tub

  • Stock tank pool for summer use

  • Sonos home theater and landscape speaker system

  • Mature olive trees planted along the rear property line for privacy and landscape structure

Together, these elements create a property that feels both relaxed and refined.

05 — Build Strategy & Execution

The build strategy centered on delivering the client’s vision while prioritizing long-term durability and value. Materials and construction methods were selected to ensure the home would age gracefully while minimizing future replacement or renovation needs.

From framing through final finish work, the project emphasized craftsmanship, thoughtful detailing, and the seamless integration of architecture and landscape design.

06 — Budget Transparency & Long-Term Value

The project was completed within the originally established construction budget through careful planning and disciplined decision-making.

Several years after completion, the property sold with approximately 30% equity gained, demonstrating the strength of the design, construction quality, and overall market positioning.

Originally envisioned as a custom family home, the completed residence delivered both lifestyle and financial benefits. The property offers inviting living spaces, exceptional outdoor areas, and a layout designed for modern family life.
